Q. What is cheaper-sunroom or a room addition

A. If a sunroom means the totally glass version by Four Seasons or their competition, that's probably cheaper, but less usable than a traditionally-built room (which can be built as a sunroom). This option gives you the flexiblity to use the room as a sunroom, or convert it back to another purpose in the future. Initial cost is more, but house value goes up, recovering between 65% and 75% of your cost when you sell. Not the case with an all-glass sunroom.

Q. If anyone has sunroom constructed by HomeDepot, how was the experience? Was the price competitive, and were the contractors on time?

Q. We are either looking at the Oasis Sunroom by Joyce Mfg. or a sunroom by Patio Enclosures. We have convinced ourselves to by a vinyl sunroom as compared to a aluminum. Joyce only makes vinly where Patio Enclosures expertise seems to be more with aluminum. They make a vinyl sunroom, but they don't seem to make a big effort in selling that style. Any information would help.

A. Is it Vinyl, or plastic? What is warranty against fading? What is the glass warranty? What about workmanship (leaks) warranty. I have dealt with both, Each has their faults. Good Luck

Q. Is that more trouble than it would be worth in the price of the house. the sunroom is 12 by 30 and under roof with glass blind/vouver windows. any ideas or tips would be very helpful. is this something we could do or would it require a contractor?

Q. I'm thinking of converting my screened deck into a 3 season sunroom. One contractor has suggested the EZ Breeze system. I've also looked at Patio Enclosures and Champion. Does anyone have any experience with this EZ Breeze system, and how does it compare with the more traditional "glass" windows? Thanks.

If you review some of the other porches and sunrooms on my website you can see the difference between conventional windows, and the E-Z breeze windows. It really all depends on your taste's and needs. If double hungs will do the job, look at Alside Ultra-max windows, which is what I installed in my recently remodeled sunroom, the cost differences are considerable.

Q. I own a 2 bedroom/2 full bath home. I would like an additional bedroom but my research has shown adding siding, electrical, etc. is very costly. It was suggested that I add a sunroom instead because it's less expensive, you don't have to put in as many windows and you can put up curtains in order to use the room as a bedroom or entertainment area. However, I was told adding a sunroom would over price my home because it's still a two bedroom home inside; in other words it would be hard to take on the price of the sunroom when I sell the house because the other 2 bedrooms in the neighborhood are cheaper. Looking for suggestions or anyone who has experience with this. Thanks.....

A. From experience I can tell you that adding a sunroom adds little value other than a selling feature. People love sunrooms. If you add a third bedroom you will be adding valuable square footage and be able to market your home to someone that has more than one child. You did not state whether you had to add a roof or foundation. Those are much more costly than siding and electrial. If you add those you may as well add the third bedroom. By the way if you do go for it just realize that it doesn't cost much more to go from a 10ft to a 15 ft addition. Good luck
